On homeowner supplied plans we are capable of making minor design changes without the assistance of an architect.
Whether you need another bedroom to accommodate your growing family, or you want to add a master suite or larger kitchen onto an existing house we’re here to help. We can give you design suggestions and guidance, or take your ideas and turn them into a set of plans ready to build from. We have ample experience to navigate permitting and zoning requirements to keep as many surprises out of your project as possible.
Along with additions and new home construction we’re here to help you with your medium or large home renovations as well.
Along with our residential license James Lynn Builders holds Commercial General Contractors licenses in South Carolina (BD3 Classification) and in North Carolina (Limited Building Classification).
James Lynn Builders prefers to work with a fixed contract price. This gives the customer a good idea of what their final project cost will be, and puts the risk of any potential price overruns onto the builder. However, this contract method still leaves enough flexibility to make any changes or additions the owner may want. With this type of contract, changes will be addressed by a change order that will either add to or deduct from the original contract price. Change orders will be addressed in writing so the customers always know what their project’s up to date cost is.
Where We Build
James Lynn Builders is based in Greenville, but we will work anywhere in the greater Greenville area. Our work area covers all of Greenville County, and portions of Spartanburg, Pickens, and Anderson Counties. James Lynn Builders is also licensed to work in North Carolina, and we will travel to areas within an hour drive of Greenville for larger projects.
